Bien Hoa 1 Industrial Park (IP) in Tran Bien ward, Dong Nai has an area of about 330 hectares, established in 1963 with the name Bien Hoa Industrial Park.

After 1975, Bien Hoa Industrial Park was renamed Bien Hoa Industrial Park 1 with many famous and long-standing enterprises in the field of industrial production. This is also the first industrial park in the country and is considered a model of industrial development in the country.

After more than 50 years of operation, Bien Hoa 1 Industrial Park has revealed many environmental limitations. Dong Nai province proposed to convert its function into an urban - commercial - service area and a provincial political - administrative center, which was approved by the Government.

To implement the project of converting functions, Dong Nai province reclaimed about 229 hectares of land at Bien Hoa 1 Industrial Park with 69 enterprises and 355 households having to relocate.

According to the roadmap set by Dong Nai province, compensation and site clearance for Bien Hoa 1 Industrial Park must be completed before August 1, 2025.

Sonadezi Corporation - the management unit of Bien Hoa 1 Industrial Park - has announced to businesses operating in the Industrial Park: From August 1, 2025, Bien Hoa 1 Industrial Park will stop providing technical infrastructure services including electricity, water, wastewater treatment... to implement the project of converting functions and improving the environment.
