This house has an area of 36 square meters and is built on 2 floors.

The 2-storey house of Mr. Thanh P. on HT07 Street (Hiep Thanh Ward, District 12) has an area of 58 m2 and is being offered for sale at 1.5 billion VND. The reason this house has a "soft" price is because the legal document is a joint pink book.

Responding to VTC News, real estate expert Nguyen Duy Thanh, Chairman of the Board of Directors and General Director of Global Home Management Joint Stock Company, said that people who buy houses with shared pink books will face high risks because they cannot foresee disputes that may arise in the future.

If you buy a house with a joint pink book, the problem is who will hold the book. If many people have their names on the book, buying, selling, or transferring will encounter obstacles if one of the co-owners gets into trouble with the law or has debts or disputes, ” said Mr. Thanh.

Sharing the same opinion with Mr. Thanh, legal expert Nguyen Tan Phong, Standing Member of the Vietnam Real Estate Brokers Association, said that with co-owned real estate, the transaction risks are very high. When it comes to buying, selling, transferring, or mortgaging, people will have their rights quite restricted, including the collective that owns the real estate.

Buying a house with joint ownership is very difficult, and if you are short on money, you cannot mortgage it for a loan. If one of the co-owners has a legal risk, is involved in a dispute, or dies, the transaction will be very complicated ,” Mr. Phong shared.

In addition, buying a house with a shared pink book will also face many other limitations, typically many houses with the same address will be provided with one water meter, one electricity meter. Thus, the usage of electricity and water will be higher than normal, leading to people having to pay higher living expenses than other households.

Houses with shared pink books will also affect infrastructure, disrupting local land use and construction plans.

According to Mr. Phong, in reality, many people still accept to buy houses with shared pink books with accompanying risks because the value of these houses is suitable for their budget. In the future, houses with shared pink books will still exist because they do not violate the law on land and housing.
